First things first

  • You can also bring over a screwdriver, binoculars, small stepladder and receptacle tester just in case you need to do the handiwork right on sight. Have a tool box to keep everything intact.
  • If you’re inspecting areas of the home with little to no lighting, a flashlight will be good company.

  • Ceilings and walls – This should come first because they’re easier to reach right away (except for the ceiling needing some extra ladder help). Check if there are termite tubes present (brownish tunnels), yellow spots indicate water damage on walls or ceilings, black spots are molds while bathroom molds can indicate poor ventilation. Musty smell can be moisture problems and check if there are cracks on foundation walls. Wider cracks should be inspected by a pro right away.
  • Electrical wirings check if outlets are working properly and doesn’t exhibit reverse polarity (this is where the receptacle tester comes into play)
  • Plumbing water pressure problems can always be determined by doing the flushing and opening faucet for sink or tub at the same time. Gurgling noises in the pipes must be noted. Check that pipes go through the wall and not straight to the floor because the latter lacks ventilation. You will need expert help from a plumber to rearrange things around.
  • Exterior – Check if septic tanks are beyond its required age limit. 30 years is enough lifespan. Also inspect shingles for any cracking.
